Experienced Property Litigation Solicitor

We have a role for an experienced solicitor to support our Enfranchisement and Commercial Teams.  We employ property/transactional lawyers specialising in enfranchisement and commercial property matters but we are seeking support for litigious property matters

We are looking for someone able to represent individual, and corporate clients in both litigious residential and commercial property matters including:

 Supporting our Enfranchisement Team in Litigious Matters both FTT and County Court arising out of claims relevant to:

  • Collective enfranchisement claims under the Leasehold Reform, Housing and Urban Development Act 1993
  • Freehold transfers pursuant to the Landlord and Tenant Act 1987 and non-statutory freehold transfers
  • Freehold acquisitions of a house pursuant to the Leasehold Reform Act 1967
  • New leases and lease extensions, both statutory, under the Leasehold Reform, Housing and Urban Development Act 1993,
  • Statutory consultation pertaining to major works and qualifying long term agreements – Section 20
  • Right to manage claims under the Commonhold and Leasehold Reform Act 2002
  • Appointment of manager proceedings pursuant to the Landlord and Tenant Act 1987
  • Missing landlord proceedings relating to freehold acquisitions and lease extensions
  • Acquisition Orders under the Landlord and Tenant Act 1987
  • Easement disputes
  • Participation agreement disputes
  • Representing clients at First Tier Tribunal hearings and County Court
  • Service Charge disputes

 

  Housing and Commercial Litigation

  • Residential and commercial landlord and tenant disputes including breach of lease/tenancy, rent and service charge disputes, rent deposit disputes, disrepair
  • Tenancy agreements
  • Possessions and forfeiture, including possession claims under the Housing Act 1988
  • Commercial lease renewals under the Landlord and Tenancy Act 1954
  • Restrictive and positive covenants
  • Party Wall Act disputes
  • Boundary and neighbour disputes
  • Adverse possession claims
  • Compulsory purchase orders
  • Bankruptcy and insolvency (specifically in relation to property)
  • Right to light disputes
  • Trespass
  • Nuisance

THE IMPORTANT PART:

This is initially a part time role. The salary is competitive and will be assessed according to experience.  We offer a performance related bonus scheme, employers’ contribution to a NEST pension scheme, 25 days holiday in addition to the office and statutory holidays and your practising fee paid. ABOUT US:

Adcocks is an award-winning niche property practice with its headquarters now in the Cathedral City of Lichfield. We also have an office (not open full time) in Birmingham City centre.

Employing close to 20 staff, the firm can trace its roots back to 1910 when Leonard Hedley Adcock started in business as a general practitioner in West Bromwich.  Now a specialist practice undertaking mainly property work, the firm is well known for its Leasehold reform and enfranchisement work, employing 8 full time and part time fee earners working directly in this area (including a chartered surveyor who carries out the valuation work).

ABOUT THE AREA:

Lichfield is a pleasant Staffordshire town with a mediaeval cathedral and with excellent road and rail links.  Both the A5 and A38 trunk roads pass through the district, the M6 toll road junction is about one mile from the centre and the main line station from Euston to Manchester and Liverpool stops (at Trent Valley) a short walk from the town centre. There is another station (City station) in the city centre running regular services to Birmingham Grand Central and beyond. The town has a variety of interesting shops cafes and bars, and a theatre and is a popular tourist destination. There is a good supply of residential property in the area and outlying villages.
