Junior Residential Property Conveyancer
We are seeking to appoint a full time office based junior residential conveyancer to join a busy practice with an ever increasing residential property case load. You will manage a varied workload, encompassing the entire conveyancing process from initial instruction through to completion. You will be responsible for a comprehensive range of conveyancing services including sales, purchases, re-mortgage work, residential development and landlord and tenant related issues. You will be motivated to provide an exceptional client service.
In addition the responsibilities will include:
- File opening procedures to include AML and verification of client identity, source of funds checks and risk assessments
- Preparation of documents and property information forms
- Ordering property searches
- Attending to clients and taking instructions in person, by e-mail and by telephone
- Preparation of reports on title and certificates of title
- Managing the LMS portal and lender panel appointments
- Handling exchanges of contracts and completions of sales and purchases
- Assistance with marketing and development of the department
- Taking of new enquiries and follow up
- Conduct of casework and matters
- Preparation of completion statements and invoices
- Attending to post completion tasks including preparation and submission of SDLT returns and Land Registry applications
- Archiving of files and dealing with residual client balances
- Reporting to the head of department
- Preparation of periodic technical releases for internal and external use
The position is based at our Lichfield office. You will be directly responsible to one of the directors. A candidate who is well connected and able to introduce work into the firm will be well regarded.
THE CANDIDATE:
You will be an ambitious and self-motivated Residential Conveyancer with a broad knowledge of handling residential property transactions. Strong technical skills in the relevant areas and the ability to work under pressure and independently, are a necessity. You will have a passion for business development, working actively to strengthen and develop new client relationships. You will have a good grounding in all the areas of work we are handling. You will be keen to make your mark on this challenging, rewarding and changing area of our work. You will be:

You will have:
- 1-3 years pqe in this area of work either as a solicitor or licenced conveyancer although we may consider newly qualified conveyancers depending on the level of training received.
- A 2:1 degree though candidates with a lower level of degree will still be considered
A willingness to develop the firm, communicate well and work as part of a team of an established, but adaptable practice is of the highest importance.
THE IMPORTANT PART:
Salary will be assessed according to experience with a performance driven team bonus scheme, employers’ contribution to a NEST pension scheme, 25 days holiday in addition to the office and statutory holidays and your practising fee paid.

Employing close to 20 staff, the firm can trace its roots back to 1910 when Leonard Hedley Adcock started in business as a general practitioner in West Bromwich. Now a specialist practice undertaking mainly property work, the firm is well known for its Leasehold reform and enfranchisement work, employing 8 full time and part time fee earners working directly in this area (including a chartered surveyor who carries out the valuation work).

ABOUT THE AREA:
Lichfield is a pleasant Staffordshire town with a mediaeval cathedral and with excellent road and rail links. Both the A5 and A38 trunk roads pass through the district, the M6 toll road junction is about one mile from the centre and the main line station from Euston to Manchester and Liverpool stops (at Trent Valley) a short walk from the town centre. There is another station (City station) in the City centre running regular services to Birmingham Grand Central and beyond. The town has a variety of interesting shops cafes and bars, and a theatre and is a popular tourist destination. There is a good supply of residential property in the area and outlying villages.
